      Site Feasibility

      First step (only in San Diego City/County and LA County) is our site assessment. A site assessment for a tiny home evaluates the property’s suitability for placement, access, and utility connections in compliance with local codes. It includes reviewing zoning designation, parcel size, setbacks, and easements to confirm the unit’s allowable use; verifying terrain, slope, and soil conditions for stability or drainage needs; and identifying existing or proposed utility sources such as water, sewer, power, and gas. The assessment also considers fire access routes, vegetation clearance, and whether the site lies within a Wildland Urban Interface (WUI) or flood zone requiring additional mitigation. Photographs, measurements, and notes on accessibility, environmental constraints, and potential grading or infrastructure improvements are documented to ensure the site can safely and legally accommodate the tiny home.

      Designing a tiny home for a customer begins with understanding their lifestyle, budget, and intended use—whether as a full-time residence, guest unit, or rental. The process focuses on maximizing function, comfort, and aesthetics within a compact footprint, balancing creative space planning with code compliance such as ANSI A119.5 or CRC Appendix Q. Key design considerations include efficient circulation, multipurpose furniture, ample natural light, and proper insulation and ventilation for year-round comfort. Material selections prioritize durability, sustainability, and fire safety—using non-toxic finishes, tempered windows, and ignition-resistant exteriors. Each design is tailored to the customer’s preferences in style, storage, and layout, resulting in a custom, high-quality tiny home that reflects their vision while meeting all structural and regulatory requirements.

      Build

      Purchase Agreement

      The build process for a tiny home begins with finalized, approved plans and a detailed materials list, followed by fabrication of the trailer or foundation to exact load specifications. Framing is completed using quality lumber or steel, ensuring structural integrity and precise alignment of walls, roof, and floor systems. Once the shell is built, utilities such as electrical, plumbing, and HVAC are rough-installed per ANSI and NEC standards, then inspected before insulation and sheathing. The home is then enclosed with fire-rated roofing, exterior cladding, and windows, making it weather-tight (“dried-in”). Interior work includes drywall or paneling, cabinetry, flooring, and fixtures—emphasizing craftsmanship, functionality, and finish quality. After final inspections and testing of all systems, the home undergoes cleaning, quality control, and certification (such as NOAH or RVIA) before being delivered to the customer.
